You pull the wardrobe away from the wall and there they are again: the black spots. The same wall you repainted last year, with the tin that said anti-mould on the label. Recurring mould is rarely a paint failure in the way people imagine. The paint did not "wear out" — it did exactly what it was designed to do, and the design has two structural limits.
A conventional anti-mould paint is an acrylic paint with biocides or fungicides added to the formula. The additive suppresses growth on the paint surface — genuinely, at first. But a dosed additive is a consumable. It leaches and degrades over time, and once it falls below an effective concentration, what remains on your wall is ordinary acrylic paint in a tropical climate. This is also why anti-mould has become an entry-level checkbox feature across mainstream paint ranges: it is an additive in the tin, not a different kind of wall.
Acrylic paint cures into a thin plastic film, and that film is essentially non-breathable. Moisture that enters the wall — from condensation, from the concrete itself, from humid air finding a cool surface — cannot easily pass back out through the film. It accumulates behind the paint. A damp substrate behind an impermeable skin is precisely the condition mould needs. So the product suppresses mould on the surface while quietly maintaining the moisture conditions for it underneath. When the biocide runs down, the colony returns to a wall that never dried.
The Tropical Condition
Singapore sits at 80%-plus relative humidity year-round, and we live inside sealed, air-conditioned boxes within it. Every cooling cycle pulls the interior surface of the wall below the dew point of the humid air around it; every time the aircon switches off, warm moist air meets a cold wall. The wall breathes in moisture on a daily rhythm — and if the finish on it cannot breathe out, the moisture stays.
This is why the classic HDB pattern is so consistent: mould behind the wardrobe, behind the curtains, in the corner of a bedroom — always against an external wall, always where furniture or fabric blocks airflow. Still air, a cool external wall, trapped moisture, darkness. It is not a cleaning problem, and for people sensitive to mould it is a genuine nuisance to live with. It is a moisture-management problem wearing a cosmetic disguise.
Both approaches are legitimate. They just work on different principles, and the difference explains the different lifespans.
The mineral mechanism is worth stating precisely, because it is easy to oversell. Cured lime is alkaline — a surface chemistry that is inherently hostile to mould from the day it is applied, with nothing dosed in that can run out. Over years, carbonation does gradually moderate that surface pH; that is normal lime chemistry, not a defect. Which is why the second property is the one that matters most in the long run: breathability. A lime-painted wall releases its moisture load into the room and dries out, cycle after cycle. Mould does not get the persistently damp substrate it needs — not because something is poisoning it, but because the wall no longer feeds it.
When the conventional tin is the right call: wet areas. A bathroom ceiling that takes direct steam and needs a wipe-down is not lime paint territory — a standard anti-mould acrylic, reapplied on a maintenance cycle, is the pragmatic choice there. We specify mineral systems where they belong: living spaces, bedrooms, and the walls where mould keeps returning.
A mineral finish is not a magic layer, and we would rather lose a job than let anyone believe otherwise. The honest limits:

3. Specify a breathable mineral system. Primer, build coats, and lime finish matched to the wall's measured condition — so the wall can release moisture instead of storing it, and the mould stops getting what it needs.

No. Wet areas with direct water exposure are not suitable for lime paint, and no coating is a substitute for structural waterproofing — leaks and rising damp must be fixed first. For a bathroom ceiling, a conventional anti-mould acrylic on a maintenance cycle is the pragmatic choice, and we will say so.
